Mr. Shannon serves as President and Chief Investment Officer of the company. Prior to joining Branch, Mr. Shannon was Vice President of Retail Investment and Development with Easlan Capital of Atlanta, Inc. During his 11 year tenure with Easlan, Mr. Shannon handled all aspects of retail development projects, including the acquisition, financing, and disposition of over 90 retail properties. From 1998 to 2000, Mr. Shannon served as an Investment Associate with the Los Angeles, California office of Marcus & Millichap, where he focused on retail and office investment sales. Mr. Shannon holds a Bachelor of Arts degree in Economics from the University of California Los Angeles and Master of Business administration from Emory University.

Mr. Telesca serves as Chairman of the company and is a member of its Executive Committee. He joined the former Branch and Associates in 1993 and subsequently served as the President of Branch Properties, L.P. from its formation in 1995 until its acquisition by Regency Centers Corporation in 1997. Prior to joining Branch and Associates, Mr. Telesca was a partner from 1988 to 1993 with The Simpson Organization, Inc., a real estate investment banking firm. Mr. Telesca holds a Bachelor of Science degree in Economics from LeMoyne College and a Juris Doctor degree from Emory University.

Mr. Lee serves as Vice Chairman of the company and is a member of its Executive Committee. He joined the former Branch and Associates in 1985 and subsequently served as Executive Vice President and Director of Branch Properties, L.P. from its formation in 1995 until its acquisition by Regency Centers Corporation in 1997. Prior to joining the Branch organization, Mr. Lee practiced law in the commercial real estate section of the Atlanta-based law firm of King & Spalding. Mr. Lee holds a Bachelor of Arts degree with distinction from the University of Virginia and a Juris Doctor degree cum laude from the University of Georgia, where he served on the Editorial Board of the Georgia Law Review.

Mr. Hampel serves as Executive Vice President of the company. He joined Branch Properties, LLC in 2002 as its Director of Asset Management. Prior to Branch, Mr. Hampel was Vice President with Cousins Properties Incorporated from 1996 to 2001, a diversified real estate investment trust (REIT) based in Atlanta, Georgia. Prior to his time at Cousins, Mr. Hampel held management positions in the shopping center real estate industry for 14 years, starting with Western Development Corporation in Washington, DC and, subsequently through mergers and acquisitions, CNM Associates in Atlanta, Georgia. Mr. Hampel served as CNM Associates’ Chief Operating Officer in 1994 and 1995. Mr. Hampel is a Certified Shopping Center Manager and attended Michigan Technological University.

Mr. Haylett joined Branch Properties, LLC in 2000 and serves as Branch’s Director of Real Estate Development. Previously, he was a Project Manager with The Whiting-Turner Contracting Company, a top-five domestic construction manager in the United States. Mr. Haylett has developed a broad range of multifamily residential developments ranging from garden style to high density to mixed use. He also has extensive experience with retail projects including grocery-anchored neighborhood centers and regional power centers. Mr. Haylett holds a Bachelor of Science degree in Building Construction and Contracting from Georgia Southern University.

Mr. Horowitz serves as an Asset Manager for Branch. Prior to joining Branch in 2014, Mr. Horowitz was a Vice President with Jones Lang LaSalle where he helped direct third party retail development execution and new business. During his tenure at Jones Lang LaSalle, Mr. Horowitz worked on a team responsible for developing and re-developing shopping centers and malls across the United States. From 2006 to 2010, Mr. Horowitz was a senior financial analyst for the one of the largest portfolios within LaSalle Investment Management, (CalEast Global Logistics), where he was responsible for asset management, acquisitions and dispositions. Mr. Horowitz graduated from the University of Georgia with B.B.A. in real estate and is a LEED Accredited Professional.

Mrs. O’Brien serves as the Chief Financial Officer for Branch Properties, LLC. Prior to joining Branch in 2018, Mrs. O’Brien was an Asset Manager at Bayer Properties, where she developed the asset management platform and was responsible for an $800M portfolio. From 2015 to 2017, Mrs. O’Brien was a senior development analyst at Jamestown, LP. During her tenure at Jamestown, Mrs. O’Brien was on the team responsible for re-developing Ponce City Market, a 2 million square foot mixed-use project in Atlanta, GA. From 2011 to 2015, Mrs. O’Brien was a junior associate for Prudential Mortgage Capital Company, where she managed the Portfolio Surveillance Department and a team of five analysts. Mrs. O’Brien graduated Magna Cum Laude from the University of Georgia with B.B.A. in Real Estate and in Finance.

Mr. Baker joined Branch Properties in 2019 and serves as Vice President of Development for the company. Mr. Baker was Senior Project Manager with Regency Centers for 11 years prior to joining Branch, and he brings with him over 22 years of experience in retail, mixed use and commercial development and construction. Mr. Baker holds a Bachelor of Science in Building Construction from the Georgia Institute of Technology.

Ms. Boswell joined the Branch team in 2018 and serves as the Vice President of Accounting & Reporting. She is directly responsible for overseeing the financial accounting and reporting for all properties and investments within our portfolio. She is also responsible for the coordination of the annual audit and tax return process. Ms. Boswell has 25 years of experience working in both the private and public sector of the real estate industry, including positions at Peachtree Hotel Group, Robinson Weeks Partners, Piedmont Office Realty Trust, Jones Lang LaSalle and Ernst & Young LLP. Ms. Boswell is a CPA and obtained both her BSBA and Master of Accountancy degrees from Auburn University.

Mr. Krumholz serves as Vice President of Land Acquisition for the company where he is responsible for leasing and site selection for new grocery anchored developments. In addition, he and his team are responsible for maintaining the high level of occupancy in properties currently under management. Prior to joining Branch, Mr. Krumholz worked as a Development Manager for Chattanooga, TN based Hutton where he worked on acquiring, developing, and leasing properties throughout the United States. During his career Mr. Krumholz has completed hundreds of leases, renewals, and outparcel sales valued at more than $200 Million. Mr. Krumholz graduated with Honors from the University of Cincinnati and holds a Bachelor of Arts degree in Organizational Leadership.

Ms. Nunnally joined Branch in 1999 and serves as Vice President of Lease Administration. Previously she worked with Regency Realty (Atlanta, Ga.) as a Property Administrator for multiple grocery-anchored shopping centers, and Lerner Corporation ( Washington, DC.) as a Tenant Services Coordinator for Washington Square a one million square foot, first class office tower. Ms. Nunnally is a graduate of Spelman College, a licensed Real Estate Broker and has worked in real estate over 25 years.

Ms. Scruggs serves as a Senior Property Manager and joined Branch Properties LLC in December 2019. Prior to joining Branch, she worked as a Property Manager with Oakhurst Realty Partners and Publix Super Market, Inc., where she managed multiple properties throughout the Southeast which included grocery-anchored shopping centers, retail, office, and mixed-use properties. Ms. Scruggs graduated from Florida A&M University with a degree in Public Management.

Becky serves as a Senior Property Manager and joined Branch Properties LLC in March 2024. Prior to joining Branch, she worked as a Senior Property Manager at Retail Planning Corporation for 14 years, where she managed grocery-anchored shopping centers. Becky graduated from Kennesaw State University with a degree in Marketing.

Ron joined Branch Properties in 2021 after a 6 year run with JLL’s Sport and Entertainment PDS Team with multiple entitlement, design and contractors on Truist Park, The Battery Atlanta, and Halcyon Developments. Prior to that, Ron has combined over 25 years experience developing Outlet Centers, Grocery Anchored Centers, Drugstores, Quick Serve and Full service Restaurants and Master Planned Projects. He holds a M.S.P. in Urban Planning from The Florida State University and a B.A. in Urban Development from The University of Western Ontario.

Mrs. Riccio joined Branch Properties, LLC in 2019 and serves as Development Planner. In her role, she provides site planning and architectural designs throughout the pre-development phase. Prior to joining Branch, she worked in the retail division of architectural firm Phillips Partnership. Mrs. Riccio attended Savannah College of Art and Design and holds a B.A. from the Department of Architecture.
